Our services are limited to inspection and testing. We do NOT:

  • Perform mold remediation or removal services
  • Provide medical diagnosis or treatment recommendations
  • Guarantee the detection of all mold in a property
  • Certify properties as "mold-free" or provide warranties
  • Provide legal advice or regulatory compliance certification
  • Conduct destructive testing (e.g., opening walls without permission)
  • Test for every possible type of mold or contaminant

2. LIMITATIONS OF INSPECTION AND TESTING

2.1 Point-in-Time Assessment

Our inspections represent conditions at the specific time of our visit only. Mold conditions can change rapidly due to:

  • Weather conditions and seasonal changes
  • Building occupancy and usage patterns
  • New water intrusion or moisture events
  • HVAC system changes
  • Other environmental factors

Test results and findings may not represent conditions before, after, or between our visits.

2.2 Accessible Areas Only

Our inspections are limited to readily accessible areas at the time of inspection. We do not inspect:

  • Areas blocked by stored items, furniture, or equipment
  • Inside walls, ceilings, or floors (unless opened)
  • Crawl spaces or attics that are inaccessible or unsafe
  • Areas requiring specialized equipment or destructive testing
  • Areas where access is denied or restricted

Hidden mold may exist in areas we cannot access or inspect.

2.3 Sampling Limitations

Air and surface samples represent conditions at specific locations only:

  • Samples are collected from targeted areas based on visual inspection and professional judgment
  • Airborne mold spores are not uniformly distributed and fluctuate constantly
  • One sample does not represent conditions throughout an entire building
  • Different sampling methods may yield different results
  • Laboratory analysis identifies mold types and concentrations present in samples, but does not detect all possible mold species

3. LABORATORY ANALYSIS DISCLAIMER

3.1 Third-Party Laboratory Services

We do not conduct laboratory analysis ourselves. All samples are analyzed by independent, accredited third-party laboratories. We:

  • Relay laboratory findings to you in a report
  • Provide general interpretation and context
  • Do not control or guarantee laboratory results
  • Are not liable for laboratory errors or delays

3.2 Laboratory Results Interpretation

Laboratory results show:

Laboratory results do NOT:
